The keystone development on the Cross Hands Food Park is Dawn Pac’s 200,000sq.ft state-of-the-art food processing plant which occupies 20 of the 50
acre site.

Tremendous interest is already being shown in the remaining 30 acres with plots from 3 acres upwards available for development at a reasonable £60,000 per acre.

SitePlan

Two-storey Incubator Production Units offering a choice of 2,500sq.ft or 5,000sq.ft floor space with corresponding mezzanine floor storage and office facilities are
now ready for occupation on the Food Park’s southern plateau. Flexible lease
terms allow easy in, easy out tenancies and regular rent review. Current rental costs have been set at £8,250 pa and £15,000 pa respectively.

The Objective One funded Units have been constructed with food processing
in mind. They incorporate a steel portal frame with a combination of brick/block walls and composite steel sheeting to the elevations and roof. Each unit has
a level access with floors finished with a food grade resin and laid to fall to
food-grade gullies.

SitePlan

Gas, water and electricity services are available within each unit and each tenant
is at liberty to fit out according to their own needs. The layout allows the tenant
to install a below ground grease trap as required.

Few parts of the UK are served by better transport links. The Cross Hands Food Park situated on the A48/M4 (Junction 49) an hour’s drive west of Cardiff offers quick and easy access to the rest of South Wales, the Midlands and the South of England via the M4 a recognised EuroRoute. Rail, air and sea networks ensure extensive communication with major markets in UK, Ireland and mainland Europe.
